Stamp duty and registration charges in Tamil Nadu (2026)

When you buy a house, flat or land in Tamil Nadu, the sale deed is registered at the Sub-Registrar Office (SRO). Two government charges are paid at that time: stamp duty and the registration fee.

Which value is used?

The charges are worked out on the guideline value of the property or the price written in the deed, whichever is higher. The guideline value is the minimum value the government fixes for each street or survey number — see the guideline value guide.

Example

A plot is bought for ₹60 lakh and its guideline value is ₹52 lakh. The higher value, ₹60 lakh, is used: stamp duty ₹4,20,000 + registration fee ₹1,20,000 = ₹5,40,000. Add small charges for computer fees, scanning and the document writer.

What is the total registration cost for a sale deed in Tamil Nadu?

9% of the value: 7% stamp duty and 2% registration fee, on the guideline value or the deed price, whichever is higher. Women buying property up to ₹10 lakh pay 8% in total.

Is stamp duty lower for women in Tamil Nadu?

Stamp duty stays 7%. The registration fee is 1% instead of 2% when only women buy property valued up to ₹10 lakh (from 1 April 2025).

Can I pay stamp duty on a value lower than the guideline value?

No. The charges are on the guideline value or the agreed price, whichever is higher.
