Guideline value in Tamil Nadu: what it is and how to check it

The guideline value is the government’s minimum value for land in each street or survey number. How to find it on TNREGINET, why it matters for stamp duty, loans and tax.

The guideline value (GV) is the minimum value per square foot or per unit that the Tamil Nadu Registration Department fixes for land in every street, survey number and village. A property cannot be registered below it.

How to check it online

  1. Open tnreginet.gov.in and choose Guideline Value.
  2. Pick the zone, Sub-Registrar Office (SRO) and village.
  3. Search by street name (in towns) or survey number (in villages).
  4. Note the value and its unit (per sq ft, per square metre, per hectare or per acre) and the date it is valid from.

Guideline value vs market value

The market price can be higher or lower than the guideline value. In fast-growing areas the market is often higher; in some older layouts the guideline value can be higher than what buyers will pay. Registration always uses the higher of the two.

Can I register a property below the guideline value?

No. The deed can mention a lower price, but stamp duty and the registration fee are charged on the guideline value.
