When you buy a house, flat or land in Tamil Nadu, the sale deed is registered at the Sub-Registrar Office (SRO). Two government charges are paid at that time: stamp duty and the registration fee.
Rates for a sale deed
- Stamp duty: 7% of the value.
- Registration fee: 2% of the value (reduced from 4% on 1 April 2023).
- Total: 9% of the value.
- Women buyers: for property valued up to ₹10 lakh, the registration fee is 1% (from 1 April 2025), so the total is 8%. It applies when the buyers are only women.
Which value is used?
The charges are worked out on the guideline value of the property or the price written in the deed, whichever is higher. The guideline value is the minimum value the government fixes for each street or survey number — see the guideline value guide.
Example
A plot is bought for ₹60 lakh and its guideline value is ₹52 lakh. The higher value, ₹60 lakh, is used: stamp duty ₹4,20,000 + registration fee ₹1,20,000 = ₹5,40,000. Add small charges for computer fees, scanning and the document writer.
