Buying property in Tamil Nadu: document checklist
The documents to ask for before paying an advance: title deeds, EC, patta, FMB, approvals, tax receipts, RERA and more — for land, new flats and resale homes.
Use this list before you pay an advance. Your advocate should see the originals.
For every property
- Title deeds — the seller’s sale deed and the earlier deeds (parent documents) going back 30 years or more.
- Encumbrance certificate for the same period (how to view).
- Patta in the seller’s name, and the FMB sketch (how to check).
- Latest property tax receipt and EB bill (for built property).
- Identity of all sellers; if a power of attorney is used, the registered POA.
- Guideline value for the property (guide).
For plots and land
- DTCP or CMDA layout approval with your plot on the approved plan (guide).
- Road access and the actual extent measured on site.
For new flats and villas
- Building plan approval and the TNRERA registration (guide).
- The full cost sheet (UDS, construction, car park, GST, registration).
- Completion certificate for ready homes.
