An EC lists every registered sale, mortgage, gift or settlement on a property. How to view it free on TNREGINET and what to look for before you buy.
The encumbrance certificate (EC) shows the registered transactions on a property over a period: sales, mortgages, gifts, settlements, partitions and releases. It is one of the first documents a buyer’s advocate and bank ask for.
How to view an EC online
- Open tnreginet.gov.in → Encumbrance Certificate → Search / View EC.
- Choose zone, district, SRO and village; enter the survey number and subdivision (or the document number).
- Choose the period — advocates usually look at 30 years or more.
- View the result. Viewing is free; a certified copy has a small fee.
Reading the result
- Form 15 lists the registered transactions in the period.
- Form 16 means no registered transaction was found for that period (a “nil” EC).
- Check that the chain of owners matches the title deeds, and that any mortgage has a matching release (discharge).
An EC shows only registered documents. Unregistered agreements, court cases or tax dues do not appear — your advocate checks those separately.
