Rental agreement in Tamil Nadu: registering with the Rent Authority
Under the Tamil Nadu tenancy law of 2017, every tenancy agreement must be written and registered with the Rent Authority. What to put in it and where to register online.
The Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 says every tenancy must have a written agreement, registered with the Rent Authority of the area.
Where to register
Online at tenancy.tn.gov.in. The landlord and tenant give the property details, the rent, the deposit and the period, and get a registration number.
What the agreement should say
- Names and addresses of the landlord and tenant.
- The property and what is included (fittings, car park).
- Monthly rent, the date it is due and how it is paid.
- Security deposit and when it is returned.
- The period, notice period and rent increase.
- Who pays maintenance, electricity and water, and who does repairs.
